FENSA have advised that with immediate effect, replacement windows, doors and roof lights installed in buildings higher than 18 metres (approximately 6 or 7 floors) can no longer be self-declared as compliant with the Building Regulations through FENSA.

Instead, all replacement windows and doors that are located in buildings higher than 18 metres (approximately 6 or 7 floors) will now all need to be inspected and approved by your relevant local authority building control department, or independently approved inspector and cannot be covered under the Fensa scheme.

When registering a notifiable job with FENSA, companies will soon be required to tick a box to self-declare that the building is less than 18 metres.

Why is this happening?

Government is consulting with relevant bodies, organisations and industries about the likely changes around Building Regulations and fire safety.

All glazing Competent Person Schemes have come together to agree on a common approach to protect homeowners/tenants and certified member companies.

1. Installation companies can only self-certify replacement glazing work in buildings less than 18 metres high (approximately 6 or 7 floors).
2. No Self-Certification in Buildings higher than 18 metres (approximately 6 or 7 floors).
3. Where a building is higher than 18 metres, no jobs can be self-certified with FENSA. This is regardless of where the window, door or roof light is located within the overall building.
4. Instead, approval from the relevant Local Authority Building Control (or independently approved inspector) must be obtained for the work to be legally compliant.
